Quick DIY refreshers

More often than not, there is a window of opportunity for homeowners to do some DIY prior to listing their house. Be it three days or three weeks or longer...there is always something you can do that will indeed improve your home.  With each detail and upgrade you will make a difference. Your house will appear fresh and maintained which goes a long way in today’s demanding market. 

De-clutter: Should you have time but for one thing - let it be de-cluttering!  Though a daunting task, de-cluttering will depersonalize your home and give it a sleek, clean and organized look.

Entry: Front doors must be welcoming and in good repair. Paint with a complimentary colour to its exterior. Tighten loose doorknobs, oil squeaky hinges and make sure the doorbell works.  Paint or replace the mailbox and buy a new set of address numbers.  

Curb Appeal: The first impression - buy some plants, add a little mulch and pull weeds.  Be season friendly and adorn accordingly. Should it be fall, some mums and a pumpkin on the front step is welcoming.

Paint: Paint is an inexpensive fix for rooms that are tired or of a colour that might be too bold for the average buyer. Neutralize with warm tan or taupe to broaden your home's appeal.  If there is existing wallpaper... best to take it down and paint wallpaper tends to be personalized in taste.

Kitchens & Bathrooms: The old adage rings true that they do sell houses. Quick and easy fixes to the kitchen can include updating the hardware on the cabinets and drawers. A new sink or faucet will indeed have impact, and if time and budget allow a new countertop or backsplash. In the bathroom, replace dated light fixtures, and re-grout the existing tile. Again the sink, tub and fixtures should be sparking. Replace discolored or damaged caulking. Fix dripping faucets, leaky toilets and clean the drains.

Flooring: Clean carpets and strip, urethane or wax hardwood.  Repair ceramic floors.

Trim: Trim, crown moulding and baseboards give a home that ‘finished’ look.  Paint and/or repair existing trims, or replace if necessary. These are important details; in fact crown mouldings have become an architectural feature that can add value to your house.

Lighting: Replace burned out bulbs and clean fixtures. Consider replacing dated fixtures in the most visible locations. By replacing switch plates and installing dimmers, you’ve added a quick fix and ambiance to your home.
